How we handle your information

This page says what KOKODEKIRU? collects, what it is used for, who else processes it, and how to ask us to change or delete it. It is written to be read, not clicked through.

We are a small company in Japan. There is no data-protection officer; write to the address above.

What we collect

  • Your email address — to send you a sign-in code, to deliver your report, and to let you find it again later.
  • The address, listing link or map link you ask us to look at, and the purpose you choose (visiting, living, or starting something).
  • Answers you give on a report page, such as what brings you here. These are optional.
  • Technical records: your IP address, a device identifier stored in your browser, the pages you load, and when. We use these to limit abuse and to see which parts of the service are used.
  • If you buy a report: the payment is handled by Stripe. We receive a confirmation and a reference number. We never see your card number.
  • If you tick the Field Notes box: a record of that consent — the time, the wording you were shown, and later, the confirmation and any unsubscribe.

What we use it for

  • Writing and delivering the report you asked for.
  • Letting you sign in without a password, and find your past reports.
  • Taking payment for a report, and keeping the records the law requires us to keep.
  • Keeping the service working and preventing abuse.
  • Understanding which places people ask about, so we can decide where to add coverage. This is looked at in aggregate.
  • Sending Field Notes from Japan — only if you asked for it, and only until you unsubscribe.

We do not sell your information. We do not share it with property sellers or agents. We are paid by you, not by them.

Field Notes from Japan

Ticking the box does not subscribe you. We send one confirmation email; you are on the list only after you tap the link in it. Every Field Notes email has a one-click unsubscribe that takes effect immediately and needs no login. We send about four a year.

When you unsubscribe, we keep the record that you had asked for it and that you stopped — both are evidence we may need to show. If you want the record itself deleted, ask us and we will.

Who else processes it

We use other companies to run parts of the service. They process your information on our instructions. Most of them run their systems outside Japan, mainly in the United States, so your information leaves Japan when it is processed.

  • Supabase — database and sign-in (United States).
  • Resend — sending email (United States).
  • Stripe — payments (United States).
  • Vercel — hosting this website (United States).
  • Google — geocoding the address you enter, and looking up nearby places (United States).
  • Anthropic — the AI models that read public records and write the report (United States).

The address you look up is sent to Google and to Anthropic in order to write the report. Your email address is not sent to Google or Anthropic.

How long we keep it

  • Reports and the addresses looked up: for as long as your account exists, so you can come back to them.
  • Payment records: for the period Japanese tax and commercial law requires (currently up to ten years).
  • Technical logs used for abuse prevention: about 90 days.
  • Consent records for Field Notes: for as long as we might need to show that consent existed, unless you ask us to delete them.

Your rights

You can ask us for a copy of what we hold about you, ask us to correct it, ask us to delete it, or withdraw a consent you gave. Write to nishimura@aru01.biz. We answer within a month. If you are in the EU or UK you can also complain to your local data-protection authority.

Deleting your account removes your reports. Some records — payments, and the fact that a consent was given and withdrawn — are kept as the law requires, or as evidence, even after deletion.

Cookies and local storage

We store a sign-in session and a random device identifier in your browser. The identifier is used only to limit how many reports one device can start in a day. We do not use advertising cookies or third-party trackers.

Changes

If we change what we collect or how we use it, we update this page and the date below. For a change that matters to you — a new purpose, or a new kind of information — we tell you by email first.
